"How much will my house cost?" is the first question every family asks us. The honest answer depends on the area you build, the package you pick and a few site conditions. This guide explains each one in plain words, with real numbers, so you can plan your budget with confidence.
How construction cost is calculated
In Chennai, most builders quote a rate per square foot of built-up area. Built-up area is the total floor area of your house including the walls, staircase and balconies, which is larger than the carpet area you actually walk on.
The basic formula is simple:
Total cost = Built-up area (sq.ft) × Package rate (₹ per sq.ft)
Before you compare quotes, ask every builder exactly how they measure built-up area. Some count the portico, open balconies and staircase headroom at full rate, some at half, and that alone can change your total by several lakhs.
Ramgee package rates
We offer three fixed-rate packages. The rate stays the same for the specifications written in your agreement, so there are no surprises midway.

Worked examples
Here is what the construction cost looks like for three common house sizes:
| Built-up area | Basic | Standard | Premium |
|---|---|---|---|
| 1,200 sq.ft (ground floor) | ₹28.20 lakh | ₹31.80 lakh | ₹35.40 lakh |
| 1,500 sq.ft | ₹35.25 lakh | ₹39.75 lakh | ₹44.25 lakh |
| 2,400 sq.ft (G+1) | ₹56.40 lakh | ₹63.60 lakh | ₹70.80 lakh |
These figures cover the house itself as per the package. Items like the sump, septic tank and compound wall are priced separately, which is covered next.
Costs that are usually extra
A low per sq.ft rate can look attractive until the extras are added. Always check which of these are included in a quote:
- Approvals and plan fees paid to the local body or planning authority.
- Soil test before the structural design.
- Sump and septic tank, usually priced by capacity in litres.
- Compound wall and gate, priced by running feet.
- EB and water connection charges and deposits.
- Special elevation work such as cladding, louvres or glass railings beyond the package.
- Interiors such as modular kitchen, wardrobes and false ceiling.
Our cost calculator lets you add the sump, septic tank and compound wall to your estimate in a few seconds.
What can push the cost up or down
- Soil and foundation: weak or clayey soil needs a deeper or larger foundation, which adds to the cost.
- Number of floors: a G+1 or G+2 needs a stronger structure from the ground up.
- Design complexity: cantilevers, double-height spaces and curved walls take more steel, shuttering and labour.
- Material upgrades: bigger tiles, premium sanitaryware or UPVC windows change the final bill.
- Site access: narrow streets or no space to store material add handling cost.
Ramgee Tip
Keep about 8–10% of your budget aside as a buffer. Most overruns come from changes made after work has started, not from the original quote.
How to keep your budget under control
- Finalise the plan, elevation and structural drawings before work starts.
- Ask for an itemised quote that names brands and price limits for each material.
- Agree on stage-wise payments linked to finished work, not dates.
- Get every change in writing, with its cost, before it is carried out.
- Visit the site regularly or ask for weekly photo updates.
The bottom line
For a well-built independent house in Chennai, plan your budget using the package rate, add the site extras, and keep a small buffer. If you share your plot size and the number of floors, we will give you a free, itemised estimate with no obligation.
